The implementation of the project of the adaptation, reconstruction and rebuilding of the Union hotel would raise the standard and quality of the capacity of the hotel which would enable additional generating of income. Account would be taken to maintain the external architecture of the hotel, thus maintaining the traditional image of its building. By coming to the hotel, guests would not only be reaching a place where they could rest and start exploring the cultural heritage of the city, but they would actually be staying in an object of cultural heritage itself.

This would make the Union hotel competitive to other nearby hotels of the same image. Modern hotels lack the advantage of boasting such features. They possess high levels of income and are considerably oriented towards consumption, but also hold high requests, above all concerning possibilities of communicating with the world and clients in the country. This implies satellite connections, the Internet and cable television as key factors of success. By fulfilling this, the rest of the facilities the hotel wishes to introduce would present a logical consequence.

By implementing these intentions the hotel would significantly get closer to the quality offer of the surrounding modern hotels. Coupled with its excellent location, the hotel would become a blend of traditional architecture and modern content, thus placing the competition in a situation in which it would lack having a complete offer. At this moment, there is no hotel in the country meeting all these requirements.

The estimated market value of the Union hotel is 9,945,290 Euros, and the estimated investment value for the restoring, reconstruction, adaptation and equipping of the hotel is 10,106,200 Euros. In order to implement this project it is necessary for the Union hotel to obtain a credit in the amount of around 8,000,000 Euros, as well as the engagement of around 2,000,000 Euros from its own recourses.

The implementation of the Union hotel project would, besides reconstructing the building while maintaining the same number of rooms, increasing the individual and total area and comfort of the rooms, the congress hall, garage and parking, obtain a basis for extending its offer by providing new services and offering a new dimension to hotel guests, which would improve its market position to a significant extent.

Direct consequences of such a project would be reflected in a drastic increase of revenue, and thus of the profit of the hotel coupled with a significant liquidity increase.

Upon implementation of the project of adaptation, reconstruction and rebuilding, the hotel would become a four-star category hotel, while according to service level and its interior, it would be categorized as a five-star hotel.

The project overall indicates high evaluation marks regarding profitability and high levels of flexibility in its future work, thus making it acceptable and desirable according to all economic analyses, studies and audits by world recognized companies.
